My Website, The Internet And The MLS® System

 

The Internet has changed the way everyone does business today, running 24/7 except when the power is out....LOL. There is so much information out there and so much coming at me that it has increased my work load fivefold. 


My website is one of my main tools I use to bring buyers to you. The MLS® system is the best way to sell your property quickly at the best price possible. Buyers receive instant alerts for new listings and open houses as quckly as Realtors® do. 

  

Marketing Your Home

 

As soon as you list your home with me, I, like all Realtors® enter your home into the (MLS®) database. Other agents as well as buyers get immediate access your property information by computer, mobile phone or IPad / tablet.

However, this approach on its own, can create undue stress for a seller who has to deal with multiple requests for showings at different times. 

 

One of my clients once told me he was exhausted cleaning his home 10 times a week. He lived out of area and was working with me looking for a home in Coquitlam while his Realtor® was selling his home.    
 

To alleviate your stress my suggestion is to do 2 open houses the first week-end the listing comes out with the first showings at the open house. I also suggest we request 24 hours notice for any subsequent showings to give you plenty of time to prepare.

 

This way the majority of buyers looking for your type of home in this price range will all view your home at the same time. This sometimes creates multiple offer situations resulting in the seller getting the best possible price for their home. Depending on the market activity, I often do this the next week-end. The end result is you will get a good idea of the depth of buyers out there as well as immediate feedback about your home with minimal stress.

 

Pricing Your Home Using My Unique Interactive Comparative Market Analysis (CMA)

 

Pricing your home at market value is the key to selling your home quickly and getting the best price possible. With all the available information, buyers know if a home is overpriced or not.

 

Today, buying a home is much like buying a car. You can buy a no frills car with no power windows or go for "Options" like leather, a sun roof or a NAV system, etc. I've noticed that today’s buyer looks at what "Options" come with your home like vinyl windows, new roof, kitchen, flooring, etc.  

  

About my Interactive CMA

I have developed a unique way of providing you with an Interactive Comparative Market Analysis (CMA) report, which will quickly show you how you home and "Options" differs from recent solds.

 

I give these Interactive CMA's to any interested buyer or Realtor, especially if they are from out of area. I have added some of my CMA's for you to look at on this site.

 

My Interactive CMA's includes a Sold Summary details of the house and lot size, lane if any, updates, whether things like the kitchen, bathrooms, flooring, furnace, windows and roofs are original or updated in 2 to 4 lines.


I aslo include details that may not have been mentioned in the Realtor® comments. These details are gleaned from carefully examing the photos of these properties and going through the Realtor® remarks.


This gives you a quick and detailed "snapshot" of each property. Along with the summarry is a link with all the SOLD properties so you can quickly go thru my summary and comments, view the photos, look at other details of each property and quickly compare what "Options" your home has or doesn't have.

 

I also include another Active Listings Summary with all the active comparable homes in your neighbourhood, otherwise known as your competition, along with link to these properties.

 

Then we discuss what the market value of your home is, based on the recent solds and your competition and what you may need to do to your home to get it ready.  

 

Limitations Viewing My Interactive CMA's On My Website

 

Unfortunately, it is difficult to show you a fully Interactive CMA on my website as explained below. What I am able to show you will give you a good idea of how my Interactive CMA works. 


The Public MLS® does not allow public access to Sold, Terminated or Expired Listing. This also means that you cannot view any ACTIVE listings after they have been sold.


As a Realtor® I have access to this information and can send you the information via links. I am only providing PDF’s from my Interactive CMA without photos.
